Should I take my house off the market?

There is no need to come off the market.  We are in unprecedented times but we are seeing increased numbers of people searching the property websites whilst they are at home, staying safe.  They are doing their homework and contacting us for more details and to register their interest giving us the perfect opportunity to spend more time talking about the benefits of your property.  They are asking us more questions and calling upon our local knowledge.  We have lists of potential buyers waiting to view properties once lockdown is over - we are still being proactive and ready to answer calls.


How can someone still view my house?

We can’t currently arrange physical viewings at your property however many of our properties now include video tours.  All you need is a mobile phone and we can guide you through the rest using our helpful instructions and we promise no technical ability is necessary.  Once we receive your video, our sales teams are utilising the latest technology to turn your mobile phone footage into a professional video tour. 

Remember also, if you are already on the market, we have professional photographs and a floor plan that we can send to interested clients and talk them through the additional benefits of the property.

Can I accept an offer on my property?

Absolutely! The buying and selling process can continue during this period but you should be aware the process is likely to take longer than normal. 

Our experienced sales negotiators are still busy working from their homes to obtain you the best possible price for your property.  If someone hasn't viewed yet, we would always advise against taking off the market immediately but we can certainly be discussing and agreeing sale prices subject to a physical viewing taking place.

We are also still working closely with our independent Financial Advisors who can ensure that any offer is fully financially qualified and offering the latest mortgage advice, giving you additional piece of mind.


We are due to exchange contracts; will this still happen?

Communication with your agent and your solicitor has never been more important.  A good, proactive agent will be speaking with all parties regularly to ensure everyone understands the pressures and continues to push the process forward. 

Good news! If the property you are buying or selling is empty, there is no reason why exchange and completion can't still take place and we are seeing many property completions.

It should be noted that if the property you are purchasing is occupied there is likely to be a delay in completion.  Your agent should work with all parties to agree a completion delay until after the period of stay-at-home, to protect against the spread of COVID-19.


Our advice is don’t panic, don’t withdraw, sales take a long time to go through in any event.


Will I still get a removal company?

The Government Guidelines are clear and social distances measures must be adhered to.  This is preventing the majority of removal companies from currently operating and should be taken into account when agreeing completion dates. 

The Government also recognises that some moves are unable to be delayed and must continue, such as for health or work reasons. 

Many completions have still succesfully taken place where the move can be completed safely and under social distancing measures.

How much of a delay will lockdown have?

Unfortunately the million dollar question at the moment is when will lockdown end and the honest answer is we really don't know but it is worth noting that selling a house takes months not weeks anyway.

The guidelines are changing daily and the Prime Minister is due to make an announcement about Phase 2 in the coming days.  There is increasing pressure from our Governing Body,  The National Association of Estate Agents to allow agents to start facilitating house sales as soon as possible as it is the benchmark and backbone of our economy, so hopefully we will be permitted to return to a new kind of normal sometime soon.
